What the file involves
Once your lender’s instructions arrive, we search the title, prepare and review the mortgage package with you, obtain payout statements for anything being retired, and certify or insure title to the new lender’s requirements. On funding day we receive the advance in trust, pay out the old lender, and see the discharge through registration.
Where a spouse is on title or dower rights apply, we handle the consents correctly the first time. Where the property is held in a company, we deal with the corporate signing requirements and any guarantees the lender wants, and we arrange independent legal advice for guarantors when it is required.

Alberta has one Land Titles system, so the closing works the same wherever the property sits. Signing happens at our office, by video where permitted, or with a local commissioner near you.
