These are the questions clients ask most before opening a file, answered the same way our lawyers answer them on the phone.

  • Your lawyer reviews the contract, searches the title, prepares the mortgage documents, builds the Statement of Adjustments, moves the money through trust, and registers the transfer at Alberta Land Titles. In Alberta the closing documents have to go through a lawyer, and lenders send their instructions to lawyers directly.

  • No. Alberta has no provincial land transfer tax. You pay registration fees at Land Titles based on the property value and the mortgage amount, and they are small compared to the transfer taxes in B.C. or Ontario. We set out the exact numbers on your Statement of Adjustments before you sign.

  • Most residential files take two to six weeks from a firm deal to possession. Refinances usually fund within five to ten business days of lender instructions. We regularly close inside seven days when the timeline is tight, so call us as soon as your offer goes firm.

  • An RPR is a surveyor’s drawing of the lot that shows every structure on it. Standard Alberta contracts require the seller to provide one with evidence of municipal compliance. Old surveys, unpermitted additions, and encroachments are the most common closing headaches in the province, and almost all of them can be fixed if they are caught during the condition period.

  • Yes. Alberta runs a single Land Titles system, so we close files everywhere in the province from our Calgary office. That includes Edmonton, Red Deer, Lethbridge, Medicine Hat, and Grande Prairie. Documents move electronically, and signing happens by video where permitted or with a local commissioner near you.

  • Yes. Alongside residential closings we act on apartment building purchases, CMHC-insured financing including MLI Select, and commercial deals. The same lawyers run every file, which is a big part of why the large ones close on schedule.
